LIHP - Patchogue - Cooper Beech Village - Application going on now
Some people are looking for houseing assitance, LIHP are taking applications for 40 brand new homes.
There is a lengty application along with 100 fee to process.
The homes are brand new (i think they just broke ground last week) and are 2 bedroom stand alone homes with 1.5 bth. There are 20 ava for 160k and 20 at 240k. You pay down payment of 5000 and closing cost.....and the most imporant part, you have to win the lotto. These homes are vauled at 330k
Last time we applied for something, there were 2000 approved applications for 30 homes in Melville about 2 years ago. We just sat, prayed and hoped our name would be called. it wasnt called and we were sad for a bit...any who...enough about me...
the major requirement is your income. to qualify for 160k home,
household size gross fam income 1- 50,950 2- 58,250 3- 62,500 4- 72,800
for the 240k home household size gross fam income 1- 74,450 2- 87,350 3- 98,300 4- 109,200
There are other sipulations but this is the major one...Some others include 1st time homeowner (no new property last 3 years), no foreclosures, bankruptcy, timeshares, must have SSN...etc...
Here is another kicker...if you live or work in the Town of Patchogue, your chances of winning the lotto (if passed appilcation process) is greatly improved as 20 of the 40 homes go to people already living/working in that village
Applications must be in by july 30 To get an application, i guess call LIHP LINK TO LIHP

Good luck! We never qualify, we make just a hair to much...we ended up just buying a cheaper house in Medford (low taxes) and struggle to pay our mortgage

we don't qualify for this anymore cause we just purchased a home
i was giving this to other people...sometimes they really don't advertise these special programs and what not......

Thanks for posting this. I'll be passing it along to some of my fellow teachers.
It's crazy because teaching salaries are much higher here than in many parts of the country but not high enough that they can afford to buy even a small place to live. Moving to another state would mean a drastic cut in pay and then they still can't afford to live despite the lower housing cost. We had two teachers leave the profession this year due to this reason

I just called and got an application. This would be perfect for my parents who want to come back to LI and be with us. I don't know if they would make the income requirement though.

When I was reading on the website it said that you can become apart of the mailing list and when new projects come up then they will automatically send you an application. Also if you click on developments it also had a list of other developments

yes...this is how we get ours in the mail...
sometimes looking in the smaller papers (local town) that come to your home will have info on projects when its time to apply...

We are well over income guidelines and feel like we will never afford anything. Who comes up with the affordable housing guidelines??

Regarding the income requirements...is it based on your 2005 tax return or do they look at your current 2006 earnings ? I think we would be right on the edge for 2006 but would definitely qualify if they looked at 2005 income. Thanks

yeah, its very hard, thus a good reason why we moved into a co-op cause housing a joke on long island
the annual income is a precentage of the medium price for the town

i believe its 2005....they need the last 3 years of tax work... i would call and ask...
