Shoreham/Wading River
My husband and I are looking to sell our house in Queens. It seems that you can get a lot for your money out in Wading River. I don't know much about this area. How's the school district?

Shoreham Wading River SD is great! However, taxes are really high in certain areas. My mom lives there, big, beautiful house in a beautiful neighborhood, but her taxes are 16K!

I love the Shoreham/Wading River area! I know in Wading River that part is the Shoreham SD and part is the Riverhead SD. Dengal is from that area- maybe he has some pointers

my deed says wading river, but my mailing address is Ridge & the school district is Longwood (which is average, but gets bashed). I don't think you'll "get alot for your money" in shorham/WR school district. I could be wrong, but I haven't seen any good deals yet. As someone else said, some of that area gets killed with taxes now too. For years the taxes were notoriously low & the SD was GREAT, because there was a nuclear power plant that never opened but absorbed the tax burden for the whole area. It is beautiful, rural & peaceful, but its also one hour & forty five minutes by car to NYC with light traffic. There are no train lines out here that work for commuters. You'd have to drive 30+ minutes to Ronkonkoma. There is a section of wading river that goes to Riverhead too, that area has some lower priced homes as does my neighborhood.

I'm looking at Queens versus Wading River. I do think that you can more for your money. My house is worth close to $800,000. Is it worth it? Of course not. My current house is on a 40x100 plot. So, when I looking at much bigger house for $500-600K then I do think you can get a-lot for your money.
I was only looking at school in the Shoreham-Wading River school district. The long commute is not a concern. Thanks for your opinion.

My brother lives there and he pays just under 15k for taxes!!!
His land is .76 acre, no pool but he does have Central Air and I dont know how many bathrooms, the house is HUGE. Its one of those new houses in the developments they built out there.
What she said about the nuclear plant is right, it really screwed that area in the end. Also, all the new developments are bringing a ton of children in and they fear the taxes are going to go up again.
I think the area is nice, but my parents live in Dix Hills and they only pay 12k in taxes so to be paying a lot more than them doesnt make any sense. ETA in dix hills they have 2 acres and are north of the LIE for comparison
Also dont forget that even if you dont mind the commute, your family and friends will.

I should add that they have a BIG piece of property, beautiful in ground pool, IG sprinklers, 5 BR, 3 full bath house in a newer development. It sounds like if you could get 800K for your house and have such a small piece of property, it might be a great move for you!

Oh.... I forgot. There are very nice parts of Wading River that are unfortunately part of the Riverhead SD.
I would avoid Riverhead SD if you can.

My sister is hoping to move to that area because of the reputation of the school district. The taxes are high in comparrison to most, but most of the homes she has seen are on an acre. She will still be paying less than her 13.5K in Babylon Village for a much smaller property.

The school districts in Shoreham/Wading River are great. They are one of the better in Suffolk County. My cousins go there and there are no problems. Make sure when you look at the listings like above posters have said you check to make sure you are not in surrounding school districts as some are not as favorable as Shoreham/WR.

DH & I almost moved here. It was our #1 area to live in and we almost put a bid on several houses. We still regret not moving there so many times but with Joe working in the city, we decided against it. IMO nothing beats it though. Yes taxes are high, but what you're getting for your money there far outweighs what you'd get anywhere else on the island for the same price. SWR SD is amazing. Best of luck to you! I'm jealous!

I live in Wading River - the Shoreham Wading River School District portion of it. I've lived around here my whole life. I really like the area. There are many different areas of Wading River to look at, but I would highly recommend the portion that's in the Town of Riverhead, but in Shoreham Wading River School District. The taxes are slightly lower than in the Brookhaven portion of the town.
We bought a new construction in 2004, so the taxes are a little bit higher compared to other houses - around $12K. Of course it would be more if we had more add-ons.

WR is about 10-15 from the LIE (Exit 68). It's a quick ride up on the William Floyd Parkway. You don't hit traffic in the morning until you get to Exit 62 or 61 on the LIE.
