A little bit of advice on CO's...
When we were buying our house some structures didn't have Certificate of Occupancy (CO). We still wanted the house. We were afraid the bank(s) were going to reject the mortgage b/c of this. We investigated smaller lenders (in East Meadow on Hempstead Tpke) - who would give us a mortgage gladly- however- the homeowners had to sign a document that said there has been no improvements or structural changes to the house since the 1940's; since the original survey. This is a way of bypassing a new survey showing the structures that did not have CO's. Our homeowners wouldn't have signed it and if we had to we might have got into trouble as well. Unless the lender audits you, you'll never get caught. We almost went this way until we realized what was going on. Just be careful if you opt to go with smaller lenders.
