Am I crazy?
We live in the philly area, and are paying an unbelievable amount in taxes for our house (over $10,000 a year! ). I noticed on the appraisal that was done on our house when we purchased it, that the square footage is listed as much less as compared to what's reported on the Board of Assessments (2,655 square feet as opposed to 3,100)
So, on a whim, I filed an appeal with our local board of assessment, hoping to lower our taxes based on the actual square footage.
I just got notice of the hearing date in June, and I'm SO nervous! I think I'm the first lunatic to file this thing without the assistance of a real estate attorney.
The committee is going to rip me a new one at that hearing, aren't they?

Maybe!! Just kidding. Are there tax grievance services in your area, that handle tax appeals and only;y get paid a percentage of the actual reduction they obtain. I know that these services abound here. I used one ten years ago and they did reduce my taxes. In the event that these services don't exist maybe talk to an atty (professional courtesy) that frequently practices in this area, just to get an idea of what your in for.

There's one guy who was the "specialist" in the area, but he JUST retired. As you know, I am an attorney, but I have only a limited amount of experience in real estate law. I think what I submitted made sense, but I don't know if there any particular customs, or way of doing this, that anyone outside of the "circle" wouldn't know about...

Maybe call the clerk jus to get an idea of who may still be regularly practicing before the board or what is generally expected. The clerks, as you know, hold the "keys to the kingdom" and if spoken to nicely can be incredibly helpful.

Good point - will do. I also just sent an email to a friend from law school who specializes in zoning and real estate - she practices in a different county, but it's neighboring, so I'm sure the practices are similar.
