Any free foreclosure/short sale websites out there?
I am addicted to ListingBook and MLSLI, but I need something with possible foreclosure listings. Thanks!

foreclosure.com i think is free or mostly free
if your working with an agent you should let them know to watch for these types or properties

other then MLSLI there is no real list
anyone that wants to sell you one is a scammer
I had an investor send me all these houses he found on one of these sites
and half of them were not foreclosures
and the rest were on MLS
any real estate agent should be able to send you the listings
keep in mind just b/c you see a boarded up house- doesn't mean it's listed yet- but any real estate agent with half a brain should be able to figure it out for you

I would agree with Beth. The main site out their is RT(I hate mentioning their name). They never update their site and their information is way off and old. Find a Realtor you trust and deal with him/her. Most SS and FCL are for investors, which means sold as is and for cash. If you are an investor, welcome to heaven.

you don't have to just have cash to buy foreclosures
In my experince there are some that are priced for investors and needs tons of work- they go quick and for cash- mutliple offers with in 2 days
(I put in a full price cash offer on something yesterday and got asked for my highest and best b/c they have multiple offers on this shack)
and then there are others that are priced for owner occupants
some banks give owner occupants the first 10 days to bid
the most important thing to know is the type of loan you need to by a foreclosure- you are not buying one with a regular mortgage
you need a 203K or 203B - only a realtor who specializes in foreclosures will truley be able to sell you one and close on it
