Anyone familiar with Bay Shore and Brightwaters
Although I'd like to find a home in brightwaters, it may be out of our reach and I'd like to consider Bay Shore. The area is pretty diverse though, and it's hard to pinpoint the good and bad areas. Can you steer me in the right direction?

I don't know the area well enough - but I do know there are 2 decent priced foreclosures in birghtwaters

IMO the best area in Bay Shore is West Bay Shore. There is a little pocket west of Brightwaters and south of the railroad tracks right on down to the water. The properties are big, the houses are well kept and the neighbors are awesome (I grew up there and my family still lives there so I'm a little biased!). I also like some of the neighborhoods in the Brightwaters Farms area north of Sunrise but west of 5th Avenue. Don't go too far North though. South of Montauk behind Friendly's and by the Concourse are great areas.. but very pricey.. way more pricey than Brightwaters.
I personally am not a fan of most areas in the pocket East of Brightwaters between Union and Sunrise. I have several friends that live by the mall - but I am not a fan - mostly because it's by the mall.
ETA: I wanted to say you may hear a LOT of negative stories about Bay Shore. Mostly these stories come from people who don't live there or have limited experience. Bay Shore IS a huge town with a lot of different areas and massive diversity.. you have some of the wealthiest and some of the poorest people in the same parish. I can also tell you it's one of those 'legacy' towns. Yes - there are areas that are more prone to crime and run down. And YES there are places where you can see hookers and addicts right out on the street. But it's not the ENTIRE town.. just little pockets here and there. And there are efforts to clean up those areas. A lot of people who grew up there love it and want to stay there - so it can't be that bad!

I grew up in Bay Shore and now live in the Brightwaters Farms area mentioned here. I agree with everything she said.

ITA with Jeannie too on all counts but I didn't grow up here. I just moved to here last June.
We are north of Sunrise and West of 5th Ave and we love our neighborhood. We never considered any home but the home we are in (we were offered a house straight from an estate) but I know that W. Bay Shore was out of our price range for us as first time homebuyers. I would consider that area for our next home though.
There are a lot of lovely homes in Brightwaters but I'm glad we bought what we did since we have all the amenities that we wanted and a large property to boot. And we don't have to pay a village tax.
I had heard all the negatives from different sources too but I'm glad we chose to ignore it. Now, after talking to people who actually live here, I hear nothing but good news. People love the schools, they love the community and those that I've met are friendly and down to Earth.

West Bay Shore is really nice.. the area between Union and Montauk. Closer to Montauk the homes are more expensive, 1 acre plots, huges houses. The lakes area is gorgeous but also $$$.
