Anyone have a house built?

DH and I are thinking about looking into new builds (we live in Raleigh, NC). Where did you start if you did this? I have no idea where to begin looking.

We did! first thing is land of course, and then find a good builder it involves alot of permits, and surveys not just one but a few...the best advice I can give you is make you you have about 20% more than expected in your budget..so many "extra" things popup..fm me if you need more details...I would go the building route again..its very worth it!

We did too!! we were looking in areas in SC so we picked Hilton Head island since my in laws live there! There was a builder building and we went and looked and then we did it!! We are closing the end of the month! I can't wait!! The only sad thing is I'm not moving into the house it is for investment only for now!! Our builder is DR Horton

sometimes it is and somethimes its not...get price quotes and compare...but whatever you do study study study your plans...make sure its what you want, any changes after they start will cost you $

Thanks for the help. Can I ask a stupid question - do the houses come with eveything already in it (floors, carpet, appliances, etc.) or are those all extras after the initial house is built? I am trying to understand how this all works and can't find any information online as to the process of it and want to be a little informed before we go and talk to builders. I am so clueless when it comes to this.

We bought our Custom Builder's Spec House down here in Florida. He was done with the main construction but we got in to pick out the walls, tile, appliances.

They have to have floors and an oven for you to close and get a certificate of occupancy.

Our builder included appliances so he gave us a 1700 allowance to use at Sears anything on top of that we paid.

Many of our friends did the same down here (we are in Florida) but they did the cheapest carpet their builders would do and then they ripped it out and did pergo or better carpet themselves.

Wow, sounds great. Thanks. Now I understand it a little more. I guess a lot of it depends on the builder. Did you research builders before you bought or just saw a house you liked in an area and went with whoever the builder was?

we just loved the area and went with the builder in that area that was building! Our did come with fridge stove W/D, dishwasher as a pre construction home!!

we then got to pick out the carpet colors the walls are natural the cabinets we picked out and then our upgrades fireplace different cabinets etc.

you can have any agent represent you when buying a new construction. ours gave us all sorts of advice and stuff. The selling agents will try to rip you off and rush you through the process...having your own agent helps to ensure you get what you want.

We did.

We bought the land a few years ago knowing we were going to build. Our area has a ton of builders and each builder has about half a dozen to a dozen models. Each model has about 4 different types of elevations. So their is a good selection of homes.

Each builder offers different things included in the base price. Our builder included tile floors where some builders tile floors is a huge upgrade. Our builder included all appliances where some will include all except the washer dryer or even the microwave. (they do a hook up)Our builder we upgraded the carpet where the type of carpet we got may come standard.

We completely customized our house. Right down to the grout between the tiles. It took about a year for our house to be built but we also ran into a concrete shortage, wood shortage and workers shortage because we signed everything a month before Charlie hit. Once Charlie hit all the supplies and workers had to go tend to the ones that were effected.

Our builder pulled all the necessary permits and we got weekly update calls. All we had to do was wait for a walk through date, then close and move in.

My best friend and her husband built a home outside of Raleigh - Morrisville - about 2 years ago. They used a company called Pulte. They both worked for the company at the time though, so, I'm not sure how the company is otherwise. But thier house is Gorgeous!! The property sizes aren't that big though, but it's a nice place. They seem to be pretty happy there.

Yes we did!!

We started by looking at the models and at that point the foundation of our house was down so we were able to customize it.

Try to start by looking at the model homes because you'll have a better idea of what it will look like, also they are fully furnished which definitely helps.

You should definitely check to see if any builders plan to build in the neighborhood your interested in.
