Anyone in real estate (not mortgages)
Here's the situation. FH and I saw a house today we REALLY like and hope to make an offer. The only way I found it was through a real estate agent I have been in contact with for over 6 months (although there could have been many other ways if I didn't work with her). Now, are we supposed to go back to her and say, "One of the house listings you sent us had an open house and we want to start negotiations" or do we just go through the REA seller of the house? The seller REA was kind of overbearing and I want someone who has best interest of us not just the seller but we don't want to spend extra money having someone help us out. We have a mortgage broker already. What do we do?

If you really like the realtor you've been working with, have her show you the house that way she gets half the commission.
However every once in a while you will do better by using the listing agent, especially if there are others bidding on the house...the listing agent would naturally rather have the sellers choose an offer from someone who doesn't use another realtor, so they don't have to split the commission.

unless you are coming out of pocket and paying this other REA a buyer agent fee, they will not be working in your best interest. ALL rea's work for the seller unless you have a buyer agency agreement.
tell your REA what your intentions are with the house and tell her to look to see if there is any buyer agency compensation. if there is, then sign the agreement to have her work as your buyer agent ONLY for this house (dont let her $ucker you into being one for EVERY house in case this one doesnt work out). that way she can work in your best interest but split the commission with the listing agent.
