Anyone in the College Point/Whitestone area?
DH and I drove around today (since it was nice out and the last day before we go back to work from our HM) and we saw a TON of houses for sale and apartments for rent. We were actually thinking of moving to another apartment within the area (the neighbors are unbearable here).
My question is - why is there SO much available? I know they may or may not be that affordable, but is there something wrong with this area or something???

i lived in whitestone for about 4 years and loveed it. the rent is not cheap and either are the houses that couldnt one reason why there are a lot of things available. there are parts of colllege point that are also nice

I have lived in Whitestone for over 8 years. I love it here, and as far as I know, there aren't any pressing issues in the community.
Maybe all the houses for sale are a sign of the times with regard to real estate- maybe people are getting fed up with the prices and choosing not to buy. A small cape with very little land on a busy street (the one I live on, actually) just sold for over $600k. Ridiculous.
Also, since the school year is coming to an end maybe more people are putting their houses up for sale now, so they can move in time for the next school year.
As for all the rentals, I don't know. But it IS expensive to live in this neighborhood.

I lived in Whitestone most my life. Currently live in College Point.
My MIL owns a bunch of houses in College Point ( the nicer areas) and rents them out so let me know if you need anything!!!
I LOVE whitestone but its so expensive!! When its time to buy a house I don't think we can afford to live around here!
eta. I think there are alot of apartments for rent right now b/c alot of people are buying houses on LI & upstate ( alot of people we know anyway) Alot of the apts. in whitestone is basically a mortgage payment so as long as you can come up with a down payment its worth it to buy instead of rent here!!

i teach in whitestone. i love the area but people are moving b/c they get more property on the island. school district is great. district 25 and 26 are fantastic.

I think you are seeing so many houses for sale because these are people that may have gotten that house 30 years for $50,000 and now see what they can get (over $500,000) and are jumping on it. Also in this area they are selling to developers who then tear down the house and build 2-4 family homes. I think real estate is always a good investment and if you can do it buy rather than rent.
Have you looked at condos at all? DH and I have a condo in College Point on the water by MacNeil Park. We have 2 bed/2 bath with a full patio, garage, parking space, the area is gated and we have a pool.
There are some areas in CP that could be shady ( I feel down by the Home Depot, the high aves off College Point Blvd) but for the most part it's families

Clearview Gardens is extremely nice. It's coops, but it seems to me that condos are getting up there with houses! There are lots of families with young kids in Clearview. It's in a great location and the complex is very big- I am sure there's always something for sale.

Hello Mrs. HB First off I want to say congratulations and I want see pics ASAP. LOL Also, the apartment I'm in is still available obviously since I won't be moving for another month and half probably. Let me know if you want to stop by and take a look at it. It's in a really nice area. From what I can tell the reason that there is so much available is because alot of people are buying houses and also alot of the new houses being built in that area are multi family houses so they are adding to the apartment list. IMO Whitestone is a great neighborhood that is where we are buying our house.

I've lived in Whitestone all of my 28 years and I love it...I'm actually upset that FH & I most likely will not be able to stay around here bc the prices are through the roof... I think the reason why there is so much available is like another poster said...people who have been living here for a long time and bought their houses for nothing are now able to sell them for almost a million dollars.... Unfortunately it doesn't help new families that want to live here and don't have the money...
As far as renting is concerned...most apartments around here will cost you just as much as a mortgage payment...something to consider before going that route...
College Point is also becoming one of those areas where you can't touch...there are two sides ( higher # streets...a little shady) but anyting in the low end is really nice...
