Anyone live in Duchess County and...
know of a realtor or a website I can take a look at? Just for browsing...
Also, can you recommend one area over another? I have a friend who just moved to Poughkeepsie and absolutely loves it but her house is over 100 years old. I definitely don't want that, even though they are beautiful but we can't afford the upkeep.
Possible new construction there? TIA!

We are in Ulster county which is right across the Hudson from Dutchess / Poughkleepsie
We are in the process of starting a house search up here to and have no idea where we want to live
DH works at IBM in Poughkeepsie but the prices in Dutchess are WAY higher than by us
Good areas in Dutchess are (*IMO)
-Hyde Park -Wappingers Falls -Lagrangeville - Hopewell Junction

My cousin is a realtor in Orange. I think he also works in Dutchess and Putnam. I will give him a ring and make sure.

I grew up in Dutchess and my dad still lives in Poughkeepsie. We lived in town of Poughkeepsie, Hyde Park schools.
Truthfully I HATED Poughkeepsie. The city itself is really dangerous and then outside of that area (Hyde Park, etc.) was country. All the guys in high school took off school for the first day of hunting season.
An opinion you didn't ask for, but I'd definitely go visit before you decide to move up there! It's certainly different, but it's not for everyone.
It is definitely cheaper than LI by a lot.
ETA: In terms of schools, I think Arlington is considered the best in that area. It is a little south of Poughkeepsie. Your friend's house is probably in the city of Pougkeepsie, which has some nice old parts and a nice country club we belonged to, but also has some VERY VERY bad areas. You do not want to get lost there at night. Or during the day.
I haven't seen much new construction, though I'm sure there is somewhere in the county. For new large homes in the good areas you'll probably be paying between $400-500,000, so not that much less than LI.

Wow-that much. I had heard that about Poughkeepsie's surrounding areas. Thanks for the info/pricing too! It sort of helps me with my decision to stay with N. Carolina then

I have lived in Dutchess now for 3 years and love it! This whole county has changed dramatcally post 9-11-01. Lot's of NYC and Westchester "transplants" like myself. It is very different from LI though but in a postive way. In my opinion.
The city of Poughkeepsie, basically sucks, the Town of Poughkeepsie is nice. Feel free to ask me any questions. We won't move back to Commack/E. Northport because we love it here so much.
The best website/realtor in the area is Prudential Serls.........They are #1 in the county. Lot's of semi-affordable new contruction I happen to know of a GREAT home in an upscale neighborhood that is 5 years old with a 2 yo IGP if you're interested. It's listed at 659K. (I'm not a realtor)

My cousin lives in Millbrook. She loves her neighborhood but doesn't really love the house she bought and is looking for something (casually) in the same neighborhood!
