As a seller, what should I expect from the real estate agent's contract?
Can you tell what I've been up to lately?
Seriously though, what are good "terms" that I should be looking for? The commission is already agreed upon.

Make sure they are appropriately splitting the commission with any other realtors who show the house through MLS. While you might feel that you're getting a deal at a 4% commission (for example!), if they are only giving 1.5% to the other agent, then the other agent has less incentive to show the house. Ask that they split it evenly with the other agent to get more foot traffic. I'd want this in writing.
Also ask how they are planning to market the house.
ETA -- Also agree to only a limited time contract... so, if the house doen't sell in say 6 months (or whatever works for you), you can switch agents if you'd like.

I totally agree with Kara, I would also put in the contract that I can cancel it at any time as long as your not in contract with a buyer. This way if they don't do what they said they were going to do, you are not happy with them, you can get another REo.
