August and STILL no house. What are the odds of new houses coming on?
This sux. The market just sux. I have a bad feeling nothing much else is going to come on. I want to move so badly !!! I have made many compromises in what I want yet nothing that even fits that criteria is on!!!
But there are SOME things I just can't settle on....
what are the odds of new listings still coming on?

The house we bought came on the market the week before Thanksgiving. A lot of people try to sell in the summer when they are concerned about getting children into a new school before the start of the year, but there are a lot of other things that will motivate someone to list a house too - retiring, job offers that require relocation, estate sales, etc. There may not be as many, but they will be there.

people tend to get a little desperate around this time. Most people wanted their house sold before their kids start the school year. I noticed on my listingbook that there are more price drops than usual. I know it's stressful, a lot of us have been there. Good luck

I'm pretty much assuming it will be early next year before we find something. It's positively depressing how few houses are coming on the market.

I think the short sale option is becoming a great stalling tactic for underwater homeowners so I think the fall & winter will have a big jump in those, however I don't think to many of those homes will actually sell as short sales. ITA about the reduced pices, I'm seeing a lot of that in the neighborhoods that I check regularly too.

Around this time, we started widening our MLS search to houses a full 50k above our budget, in anticipation for price changes and/or more negotiation because the season was waning.
Our house went on MLS 8/18. We saw it 8/19 and had an accepted offer the same day. If that makes you feel any better.
It's just one of those things that doesn't always fit into your schedule. I think it's good that you're not choosing a "bad" house out of desperation. When you do find a good home, you'll probably forget a lot about this wait.
