Baring Wall
How much would it cost to take down a baring wall opposed to a non baring wall in a levitt cape do you think? Thanks, Scott

not sure of the price, but I'm not sure you should be or it could be done. A baring wall is a load baring wall which means it supports a floor and other walls. Without, you'd have to redistribute that weight somehow

i'd imagine it will cost a great deal more as there is a lot more work involved with redistrubuting the house's weight over beams that aren't meant to support it. They have to put stuff at the top and bottom of the non-load bearing beams to redistribute the weight, so I think it involves a lot of structural work.

for a baring wall you will still need a good header. which means the section of the ceiling will be lower than the rest. I would imagine is cost more because of the header.

we took down the major load baring support wall (separating the family room and living room) and the house is still standing
We put in micro-lam headers - I think the headers cost > $1K, but you also need temporary support walls, sheetrock and its the labor that can add up (we did it ourselves). It was a HUGE undertaking but totally worth it.

(you can see the header in the last pic - that was before the sheetrock went up. It extends below the ceiling about 6 inches - in the pic you see the full 18" since the ceiling isn't closed up)

You can also use steel beams. Slightly more expensive than micro-lam...but also smaller so the header reveal isn't as big.
