bath with tub vs bath with full-sized shower?
Would it make a difference from a re-sale point of view if we did a tub or a full-size shower in our 3rd bathroom?
Right now we have a full bath (ie with tub) on our main living space (near the kitchen/LR), then a bath with just a small shower near the bedrooms.
For the basement bathroom, we have room for a tub but are considering putting in just a big shower -- any input either way?

For a basement, i think the shower is fine. Its not the main soace and for resale would be considered extra living space. So stall should be fine. Jmho

I think for resale having one tub for bathing children or a relaxing bath is enough. I think a large, nice shower is more attrative & useful if there is already a bathtub in the house.
We have three bathrooms, main bathroom for kids rooms on first floor has tub/shower combo. Second bath inside guest suite has large shower. Master bath in master bedroom has large shower and jetted tub. we are considering adding a bathroom to our basement, it will have a shower as well.

If you put in a shower w/o bathtub, you won't be able to call that 3rd bathroom a full bath. It will be a 3/4 bath.
If you have room, just add the bathtub. It will come in handy when you want to bath a pet or just use it like a utility sink.

Technically, yes, a bath with a shower is a 3/4 bath, but for real estate purposes -- when we list a property -- we consider a bath with a shower a full bath (regardless of whether there's a tub) and describe it as such. So from what the OP said, she would have 3 fulls baths in her house once the new bath is added.
For resale value, you always want to have at least one bath with a tub. Without that, you really limit your buyers. If you already have one, then I think a shower stall is fine. BUT - just make sure it is a decent sized shower stall. I have shown a lot of houses where a shower stall was squeezed in (e.g., a half bath was converted to a full and a shower was added) and then buyers discount it as not functional or comfortable.

Thanks so much for the info. We know we have a 5' space in the bathroom for a shower or tub so I plan on using as much of that space as shower as possible. I think we're leaning towards a bigger shower instead of a tub, but I still want my big soaking tub somewhere (our house doesn't have a master bath so I'm dreaming )
