BIG Victory! Small Victory! And good news

The appraisal came back at 149,200
the current contract was for $151,000

I know $1800 big whoop but if you've been following my drama.. this crazy lady had us resign the contract from 150 to 151 cause she swore her house was worth more. We signed on the agreement it HAD to come in at that value.

It didn't so I said now I want it at $149,200, she AGREED!


Win#2:
The Inspection was pretty clean. Little stuff here and there (weather stripping, clean out the AC unit, reset the water heater, etc) Of the list of things I asked my realtor to have her fix two things: The water heater and reset the oven as its off by 50 degrees. She wrote back that she won't fix the oven (she misread the info and said it was off by 25 degrees) and she wont install the dead bolt in the garage door which i didnt expect but she'd fix EVERYTHING else! whoohoo! ETA: he gave her the FULL list! not just the two items I asked for! WIN WIN

Good news:
She asked us to close earlier than the date we have on contract (may 31st) before we knew the appraisal because "She offered the home for less than her asking price" ha! I told her to fly a kite. I'm on lease until June 30th. I'm wiling to eat a month's rent but that's it. She knew what we wanted as she's signed it 4times. No ma'am no way.

I'm finally getting excited!
