Broom clean?
At what point in this home buying process should I be requesting confirmation that the seller will be removing some items fromt he house? Theres an old mattress, etc. Also, what are the odds that I can get them to get rid of the fridge?

I would have your lawyer put this in the contract if it's not in the contract the sellers send you. Ours has a statement to that effect, also mentions that the house will be left broom clean and that they will maintain the lawn.
I would also ask the seller's to spell out any items they are leaving and what remains. They should have a list of appliances remaining and include things like air conditioners, ceiling fans, hanging lights, window treatements, etc. if they do intend to leave those things for you.
If the contract is signed, then I would ask your attorney how to handle this.
