Buying & Selling at the same time
Anyone buy and sell a house recently? I’m wondering what to expect. My family has totally outgrown our house. We’ve been putting off moving bc of covid and the prices keep going up and up. At this point, we’re hoping to get more for our house to get into a better one. Our major concern is how quickly the houses are flying off the market and bidding wars. I guess I’m just hoping to hear some of your experiences lately and what I should expect. TIA

same boat. My experience has not been good LOL
But we want to stay in the same town and need an apartment or space for an apartment for my mother in law. Sooo we have all of that working against us too...
We already took pictures of our house so we are ready to list when we find something....or should I say get an accepted offer!
We have just been taking our time...letting friends know we are looking if they have a neighbor etc...agent has been making calls to realtor friends feeling things out...
of course checking MLS every other hour...
It just is what it is. I have confidence eventually it will happen.

Especially in this market.
I'd have a plan for temporary housing in place just in case. With the way the houses are flying off the market coupled with low inventory there is a high likelihood you'll sell fast but not be able to concurrently find a new home.

I agree with this. We DIDN’T do this. We sold our house in less than a week and then bought the only house in the area we wanted that was in our budget. It’s not going great.

LOL I know it becomes an addiction. I have found that normally houses will go up between 10-4 M-Thu. Never Friday, Sat or Sun.
I check at 2am as if a house is going to randomly pop up at that hour hahaa!

Buying & Selling at the same time
As an agent- make sure that your sale is CONTINGENT on you finding a place. That will help you big time and eliminate some stress. Also, as far as bidding wars - I havent seen much of that. Its usually submitting highest and best offers and then the sellers pick from a pool. Very rarely is there any back and forth right now.

Oh noooo I’m sorry that’s what I’m afraid of happening too
We had a very small geographic area we were looking in and were also racing against the clock to get out before school started. If you don’t have any time constraints I’m sure it will be much easier.
