Can you make a lower offer on pre-construction?
We're looking at some pre-construction townhomes in FL and the prices are set on the builders websites, but we weren't sure if those prices are negotiable? Anyone have any experience with this? TIA!

I just went to contract on condos that are being built now and they were at a set price - no negotiating at all.. If you went through them for financing, they did offer some deals, so you might want to look into that. We opted to go through out broker, but you never know - good luck!

The prices are not negotiable. You may be able to negotiate some of the upgrades however. Good Luck!

The prices are not negotiable. You may be able to negotiate some of the upgrades however. Good Luck! I agree. but I am not sure how the market is in FL. if the builder is desperate, they will negotiate. but I think that at minimum, you can try and neg freebie upgrades, better financing, etc. good luck

It depends on the market. My Brother and SIL negotiated on a pre-construction house and also got tons of upgrades during the process, but the market had slowed down and they needed to sell.

I agree with all this- and I would also ask for them to pay the closing costs
builders in FL are not doing well right now- my SIL used to work for a major one- good luck!

We bought new construction and we could not negotiate the price at all...the builder would not budge...however sometimes you can negotiate upgrades and certain builders might have incentives; ours was that they paid half of our closing costs

Not negotiable on new construction. The only way to keep price down is to not choose the high end items and upgrades. Sometimes that isn't even an option.

We bought a new construction home, and the price was completely firm. We did get them to pay us $2000 toward the closing costs though (and that meant we only had to pay $2200 at closing!)

Awesome!!! We are def going to keep this in mind when we do decide on a pre-construction. It can't hurt to ask.

If I were looking Florida I'd look for communities that have already started building in the last 6-12 months. Alot of builders down there are having a hard time selling out & will make deals on the rest of the unsold new units. The other advantage is you might be one of the last move in instead of the first. When you are first you have to live through a year or two of an unfinshed community & constant construction.
