Thank god we didnt have to go through any games when we were bidding on our house.
We bought in the bubble back in 2005. There were 12 offers on our house and the seller selected our offer....We bid $10k over asking.

First offer... back and forth twice, they accepted the offer, we scheduled the inspection. Our inspector stops midway through and tells me there is major structural damage to the foundation, and we're talking probably 40k to fix at least.
We stop the inspection, I leave crying. I told myself I wasn't getting attached to the house. I was.
I come to find out that the realtor knew full well about the foundation issues and kept scheduling inspections with people, feigning ignorance. Makes me wonder how many people wasted hundreds of dollars because of that lying jack@ss.
Second offer... they said the offer was too low and they wouldn't even counter, I said have a nice day. Third offer... same. Fourth offer... back and forth, after a while the homeowner stopped answering their realtor. They were going through a messy divorce and although we liked the house, in retrospect I'm glad it didn't work.
Fifth offer... house was priced very well, we had one negotiation, had an accepted offer in 24 hours. So we bought it.

we went through multiple bidding wars... at first we started out thinking "ohhh the market is bad we can underbid" yeah bad idea, we lost out on a lot of homes. finally we knew that if we wanted to get a house we liked we would have to put a competitive offer in. the house we are in contract in we put in an offer (there were other offers as well) and the homeowner countered.. we just decided to match it as we did not want to lose out on another house we really liked. i dont think the tax credit thing helped though bc that increased our competition A LOT.

Nothing. It was a smooth process. We offered 50K below the asking price, they came back at 35K below, we went back and offered 40K below and they took it. Signed, sealed and delivered in a matter of two months from first seeing the house to closing. To the day.

1st house- we went back and forth on the price and met somewhere in the middle. Signed binders. Did inspection. Everything went really well. The selling realtor scheduled an open house. Open house was pretty empty (we sent a friend in as a spy). Realtor lied and said it was "So crowded!". Contracts were sent out and we signed them. The day that the seller was supposed to sign we get a call that they had a higher offer and wanted us to bid more, but wouldn't tell us the other offer. DH and I walked away....after spending money on inspection etc. DH was devastated.
2nd house-Found after the 1st one fell through. I loved it, but DH was still attached to the 1st house. We went back and put in an offer right then and there. Countered back once and we settled on a price. Everything on this 1 has been so smooth....we are officially in contract now!
Ironically, turns out that there was a higher offer on the 1st house. And we had told them that there was no way that we were going to offer the higher number. Turns out that we are paying the higher number for the house we are in contract on.

1st home: we offered 40K under asking, went back and forth a few times, bought for 25k under asking. It was pretty smooth. They didn't have CO's for everything so that took a little time.
But we looked at about 75 houses before we even put a one offer in, so I don't know what is worse some times. Either way it's not always fun looking for a home, but you will find the one that is right for you. GL!

I agree with JenBill about the market being competitive bc when we were looking we lost out on a few houses we liked. Our offers were too low (and they weren't even that low) but someone else got it by being pretty competitive. Thankfully we didn't have any games with the house we are in - we got lucky and bought from someone who knew me growing up. Good luck to you!
