CEMA vs Mortgage Recording Tax vs Refinance w/ current co?

I just looked and current co BOA says its its 3.5% rate for refinancing 20year... BUT 1.125% points on it....

BFCU and NEFCU is 3.375 rate and no points on 20 year ....

So confused what company to go with......

I did a CEMA, i did have to pay a fee though ($600) but it sounds like in the long run you are saving interest w/ the other banks..

Doing a CEMA with BOA is crazy right now. We had orginally applied and at that time wait was like 6-8 weeks. Last I heard wait is up to like 18 Weeks!!!!
We agreed to go Mortgage Recording tax route but now there is a chance that the CEMA may go through

I'm a big worried...... it sounds like BOA is a problem with others too.....

I'm not even sure how much extra the recording tax is though.... I'd guess the cheaper rate is still probably better with another co though.
