clsoing question

we have not received all of the figures for the closing cost. From my experience you normally bring 3 checks. One for the down payment one to pay closing costs for title and another for the bank closing cost. My attorney said that she will just have me bring one check to cover everything. Is that normal and if that is the case, does the bank add the clsoing costs into the full amount and then I pay interest on it or does it not matter.

Re: clsoing question

When we signed the contract, we gave our down payment. It was made out to the seller's attorney, and was put in escrow.

I haven't gotten to the closing table yet, but I am told that the check for the closing costs including the bank fees and titile costs will all be made then.

Re: clsoing question

You put 5 or 10 percent down when you sign contracts and now I have to pay the rest. I just never hear of just bringing one check before.

Re: clsoing question

We paid a downpayment with our laywer as the contracts were signed on the home. I don't remember how much. Maybe 5-10%

The at closing, our lawyer told us the full amount to get and bring it in ONE check to cover closing costs, the remainder of the 20% downpayment and all the other fees stipulated by NYS.

Re: clsoing question

Downpayment check should have been give at the signing of contracts and In our office we usually have our client bring one Bank/Certified check and have them bring their checkbook just incase.

No problem. Bring your checkbook to closing incase anything hidden comes up that you have to pay for.

For us, we had to pay for oil that was left in the tank.
