co-op question about super/bldg mgmt?
Are they allowed into your home at their own discretion whenever they want? Do they have to notify you first? Just curious...

Our building/management is not allowed to go into any apartment without the owner's permission. When they need to go into an apartment (for example, we have yearly maintenance of the air conditioner/heating units), they send a letter saying what day and time they need to go in and to either be home or leave a key.

I think there may be an emergency provision that allows supers/maintainece staff in without prior approval. It may vary from co-op to co-op. Ask to see the by-laws that address the issue.

They are supposed to notify you. We actually left a key with our super in case he needed to get in. We needed our sink fixed and he did it one day when we weren't home. Also, should an emergency arise, he can get in, which is better than knocking down a door.

I think ours is allowed to enter our apartment for periodic maintenance with notification. Check your bylaws.

In my building, they will only come in with advance notice/permission or in the event of an emergency. They ask that everyone leaves a key with them just in case.
For example, once during a terrible rain storm the windows were leaking and they came in and redirected the water back outside with garbage bags - our rug probably would have been ruined if they didn't do that.
Oh and last month, there was a strong gas odor coming from someone's apt - the fire dept was called but they were let in and didn't have to knock the door down.

same with ours, we gave them a key in case of emergencies and if we want him to repair while we're out. we totally trust him though.
