We will be looking at these towns to buy a house next year. Any input? pros/cons?

We looked in all of those very same areas - and really liked all of them!!

We made offers on two homes in Kings Park, one in Commack and one in Smithtown.

We are in contract right now to buy in Smithtown.

Congrats! I actually grew up in Smithtown (off Meadow Road) and I would LOVE to live there again.

We looked in all of those same towns Chat Icon We ended up in E.Northport. I personally found the taxes to be higher in Commack & Smithtown.. it was pretty hard finding anything with taxes under $10k there (for the type of house we were looking for.. 2 story, 4 BR), which was a must for our budget.

We looked in Comamck Smithtown and KP 5 years ago! wound up in Smithtown but we are on the border of Commack and KP.
Love all those towns, would be happy to live in any of them.
Hauppauge is good, taxes are less...but I really dont know much about the neighborhoods.

DH grew up in KP and although we plan on moving in the next few years we will be staying in one of those areas with our next house! We love where we live!

I don't much about that Hauppauge neighborhoods either. I think on the other side of the expy is a no no.

We live in KP and LOVE it. Our neighborhood is seriously like Ozzie and Harriet. We have block parties, color wars, TONS of kids. It's everything I've dreamed of.
The taxes are great (IMO) and in this market you can really get a lot for your money.
The elementary schools now have full day kindergarten (although it is up in the budget this year).

We are minutes away from the Sunken Meadow Pkway and once you are on only 4 minutes from the NSP.

Great daycare options as well as preschools.

They are remodeling the library and there have been 4 new restuarants added to the Main Street area.

We just had our first St. Pat's day parade also.

All good areas, I grew up in Commack, my parents still live there, and I would love to move back someday if I could afford it. Great schools, lots of opportunties, big houses with lots of property.

All great areas to live in and also for resale. However, high property taxes (Hauppauge is pretty good, though) and little diversity - very little diversity. That can be said for many towns on Long Island, though.

I grew up in Commack and it is a great place to live! Honestly if the taxes weren't so high we would be looking their too, but I think we will be looking in Hauppauge instead due to the lower taxes.

Commack and Hauppauge both have excellent school districts (however I think Commack's might be slightly better).

Overall those are great towns that you are looking in! We'd love to live in any of them when we buy a home! Good luck! Chat Icon

I grew up in KP and now own a home in Smithtown.

KP is a great place to grow up. I currently work in the KP school district and really love going to work everyday! The only down side to KP is that their taxes are high. There is no commercial property and virtually all the responsibility for paying teachers, etc. fall to the tax payer. My mom owns a 2.5 bath 3/4 bedroom home and her taxes are over 10,000 a year! When we looked for our home, we just felt that what we could get for our money in KP was not going to be well spent. KP is a very small community and everyone is related and there is a running joke that if you are from KP someone in your family works for the SD or you know someone who works for the SD. Haha.

I love my home in Smithtown. We paid more for the home and more for taxes then we wanted to but we were able to get a home with 1/2 acre of property which was a huge selling point for us. We didn't think we could afford a home in Smithtown but I'm so glad that we've moved here and work as hard as we do to keep our home. I wouldn't want to live anywhere else.

We also looked in Commack and Hauppauge. My DH lived in Smithtown but graduated from Hauappauge schools. His parents have extremely low taxes!!

I think all those towns are good areas. Never heard anything bad about them. I think Commack gets so congested that I personally avoid going there but they have some good shopping.

I grew up in KP and my husband grew up in East Northport. We looked for houses in KP, ENPT, NPT and a little bit in Commack and Smithtown and wound up back in KP!

(And my mom teaches in the district, so the previous poster's comment is very true! lol)

Grew up in Smithtown and we live in St. James right now. All good areas to live. I prefer Smithtown, St. James, Nesconset over Commack, Kings Park and Hauppauge, but it is just my preference. You can't go wrong in any of these towns. Hauppauge tends to have lower taxes.

we are in Hauppauge. I grew up in Hauppauge and we moved back here 2 years ago. I love it here, always have. The school district is great and nice and small. Our taxes are super low, we are close to everything. South of the LIE is part Hauppauge but very close to Central Islip, they are also trying to market it as South Hauppauge, so don't be fooled by that, it is still CI schools on the west side.
