commack real estate taxes
were looking at a house in commack w ith r/e tax of $16500/year...does anyone know why is it so high?!! Is it the school district? Its only 1/3 of an acre and it does have a pool.

in this case, school district is a factor. Commack is one fo the top school districts.

where in commack? we only pay about $6000, but our house is a ranch with only 938 sq. feet (not including our finished basement). we have alot of backyard. we are the town of smithtown when it comes to taxes.
do your kids go to hauppauge?

I'm in Commack and my taxes are just under $7000 with STAR. I have a 3 bedroom split on almost 1/3 of an acre. My house is small though, and old. I'm in Commack school district.

My taxes are 10,500 and I have a 3 bedroom ranch with a family room extension and finished basement.
This is without STAR.
My school taxes alone are 5,500
Overall, I just thought Commack was high. But what you are quoting is like the new houses they are building off Harned.
I am also the town of Smithtown, I heard Commack town of huntington was a bit more reasonable.

My parents house is in Commack SD, they are on 1/2 an acre. Their taxes are almost 12K with star.
Does the house you are looking at have any additions, a deck, things like that?

I know the house you are talking about... Its gorgeous, but the funny thing is, there is a house for sale on the same block that is newer and has the same ammount of property and the taxes are $11,000. Ill never understand it.

If that is the case you might be able to greive the taxes, you could possibly negotiate a better price because of the high taxes and then try to greive them!
