Comps Question...help

I was just telling my brother about a house we like & are considering making an offer & his first Q was what do the comps look like from your realtor?

I didn't even know what this meant, so obviously our realtor hadn't done this or pulled any for us.

I just wanted to know if this is common practice; and if so, why didn't she do this?

if she's not working as a buyers agent she CANT pull comps for you. if you're not paying her her commission, then she works for the seller and it is unethical for her to provide you any comps.

It's rare that they become your agent. Check domania.com for prices in the area around the address and check mls for listings in the area. Oh, brokers can give you a list of their sales in that area. They advertise them all the time.

We also checked out Zillow.com....my brother just had me believing the comps are something she should be doing...now I understand.

comps are not the for sale price, but the actual price that homes sold for.
so when you use zillow disregard the "zestimate" or whatever they call it, because its crap & search for the recent home sales. You can also find them in the real estate section of newsday.com & on propertyshark.com. try to find homes of similar size to make it a true comp.
Personally, if a home sold before fall 06, I would not use it as a comp. The prices were too inflated at that point.

I would still ask for the comps from that realtor. You really can't put an offer in until you know what the comps are. If the realtor wants to make the sale, he/she will provide you with the comps. In fact, the home asking price should have been set with the comps of the neighborhood and the town in mind.

All the different realtors I worked with always provided us with comps and they weren't buyers agents.....I would just ask, Good Luck!

If there is any way for you to get comps, it is (in my opinion) very important.

I actually, base my offer price on the comps in the area, adding and subtracting the number of bedrooms, upgrades, size of the plot in relation to other houses.

Sometimes, if you have your own realtor, they will use that as an explanation of your highest price, etc.
