How long is the normal timeframe between contract to closing?

Assuming there's a mortgage involved, I'd say 45-60 days is typical. That assumes no title or C/O issues to be resolved, which can delay things.

That also assumes that the buyer gets everything in to the bank quickly (doesn't drag feet with paperwork) and that the attorney orders title (and a survey, if needed) as soon as you go into contract. Sometimes everyone is ready to close and then all of a sudden the buyer's attorney realized he needs a new survey or never ran title, and that will add a couple of weeks (even if everything comes back clean).

And of course, this assumes that the seller is ready to close within the standard time frame and doesn't negotiate an extended close.

If it's an all cash deal, and the parties are ready to close asap, it can happen in a matter of a couple of weeks, because all that needs to happen is that the buyer's attorney run title. There's no lender to deal with.

We put an offer in 1/19/14, contract was finally signed on 2/5/14 and we will be closing on 5/22/14. All waiting on the seller, we were cleared to close on 3/30/14.

My realtor said the closing is typically two to three months after going to contract.
