they need to drop the price again- that house needs alot of work, has one bathroom, and high taxes

I know it's cosmetic but I do know people who would be freaked out by that.
Do real estate agents sometimes, gingerly, suggest that certain items be removed as to attract more buyers?
Island Trees is a high tax district due to lack of commercial real estate.

I think that house has FLIP written all over it.
If a Contractor could get that house for around $350k and dump $50k into it, I am sure it could sell for $435k. I know it would only be a $35k profit.....So maybe it wouldnt be worth it.....
New Siding - Updated Kitchen, bathroom, new paint, laminate flooring and new carpet, new windows....It could be nice
School district is excellent - Island Trees

Flips are slowing down, too many houses on the market.. Not worth it. A couple of years ago yeah people were making a killing.
Had I only met my husband a few years early.
My FIL and I could have flipped that house in less than a month and made at least 50K a couple of years ago...

FLIPS are moving very slow right now. A house 2 block over from me (Wantagh SD23) has been sitting for a few months now. The house is beautiful - this guy did everything over windows, roof, siding, driveway, landscaping, patio, deck, kitchen, 2 baths, finished basement, new hardwood floors, fireplace all high end top quality. The house was going for 400, so maybe he paid 380? He has droped to 599 from 619 and its still sitting.

some one built a 4 family house in long beach- it's been sitting empty for a year already- hate to know what the mortgage is every month- I am going to wait a few more months till he is broke- and try to buy it to rent -
I bet he thought he would be rich by now- he was about 2 years to late

Exactly!! That's why we chose the house we bought. It's structurally extremely solid with some updates (such as CAC, Anderson windows, fireplace) but everything else is a blank canvas.
I can't tell you how many houses we looked at that had contractor-grade "updates" and what they thought they could get for it

I hear you - when we were looking we saw so many houses that had been very nicely updated but were just not our style.

Thats what I always try to tell people who 9 out of 10 times a flip is done with cheap crap. Im lucky cause this is what my dh does for a living so we have lots of connections to have work done, every time we walked into a house that was a flip dh would be like nice cheap *** tiles ande your asking how much. No thank oyu. Or the walls would be painted but you could see they did a lousy job on spackling, and the finishing touches like molding were missing etc

it needs alot of cosmetic improvement
bathroom, kitchen are not good , a ton of paint, new siding on the front
it needs about 50-65k in work
