did any of you close w/o getting a new survey?
do you have to have a new survey? our closing is being held up b/c of a survey---can't we just get one after we close? any advice or tips?

we didn't get one but i kind of wish we did because our survey was from 67 and now that we want to replace the fence we're thinking the neighbor is on our property. we'll have to get a new one now.

I am a title closer and I broker out production of title through my business.
To answer your question: It depends on the bank. Some banks require an new survey some do not. In the case where they do not require it, you would get a survey inspection from the title company. This cost significantly less money (less than a survey) BUT, you will be going on old info. Now if the sellers had a survey done within the last ten years, the bank should accept the survey inspection from the title company now problem.
call your RE atty and title company to see if this is an option for you. Your RE atty should call the bank atty to make sure this is OK.

HSBC required one.
ETA: Our new home had not changed hands since it had been built in the 60's, so maybe that is why they required one?

Probably. If you have a survey that is 10 or 15 yrs old they usually do not require one, most of the time.

thanks for all of your help! our bank doesn't require one....our atty. wanted one to make sure everything was ok....the HO pulled up the very old one (from when they bought it from the original owners-i believe it's the original one).....i guess that is good enough for now since our bank doesn't need one, right?....we just want to do the right thing and don't want to have a problem down the road!

Then I would get a new one. Industry rule of thumb... if it is more than 20 yrs old, you should get a new one.

this is so aggravating! my atty. is blaming that the mort. took too long and my mort brok. said that is not the reason...i just feel like there is pointing fingers going on! the only thing that was added to the house was a fence...no extensions or permanent structures like a cement patio, etc. i can't take it!!!

We got one and I'm glad we did. Our property was not fenced, and we wanted to install one.
It came in very handy when it came time to deal with my next door neighbors
ETA: we could have closed without it, but we didn't want to risk it because of the fence
