Do builders / architects / agents REALLY know what the average home buyer is looking for?!
Coincidentally, I am watching "My House Is Worth What?" on HGTV ... and one of the homes they are in has the Master on the 2nd floor ... and the RE Agent says:
"The downfall of the master is that its located upstairs. For the most part buyers are looking for masters that are downstairs"
This is the COMPLETE opposite of what I am looking for ... and based on how many of you responded to my earlier thread, I am not alone in this way of thinking.
Granted, if I was older, and my children were adults or out of the house already, I can definitely see the pluses to 1st floor master bedroom ... but in all other situations, I would think the more desirable layout would have all the bedrooms on the same floor.
I am over this!

yea sometimes i watch that show and totally disagree with what the agents say. but i think it may vary depending on what city/state they're in and what lifestyles are like there. so i dont go by what that show says at all.

I think it depends on the area. For me, I would much rather have the MB upstairs, along with the rest of the bedrooms. When we reno our house, we're moving our MB from the 1st floor to the 2nd. I usually consider the 1st floor to be the "public" or entertaining floor, where guests visit, and the family hangs out together (living room, den, kitchen, dining room, etc). The upstairs is the "private" area of the house, where very few guests go.

It def depends on the area.
I build a brand new construction home (it's my dream home) here in the south.
When we were first looking I always wanted all the bedrooms upstairs. I have young children and wanted to be near to where they are. The thought of having a master downstairs seemed silly to me. But after speaking with various realtors, builders and even people in the area (who told me flat out that they wouldn't even think to purchase one with the master upstairs), it made complete sense.
The idea behind having a master on the second floor is the following. When you buy a home, it's (usually) to raise your children in that home. When they are young, you want them near you, as they get older, you don't! lol When the time comes that the children move out of the home, having your master downstairs would be more desirable than having to go up and downstairs to have to get to your room. Also, having the master downstairs gives the owners a real "retreat" where they can have some privacy. (ETA that if you entered my home, you'd have no idea where my master bedroom suite is. It's so secluded and in a place you'd never expect it to be.)
With all that said, there are no right or wrong answers and it ultimately depends on your family's needs/wants.
