Does anyone have a good lease agreement they could share with me?
I'm looking to update the lease agreement we use for our tenants and thought maybe someone has a nice detailed lease agreement that I could get some ideas from. THANKS!

Rosa Nappi address APARTMENT RENTAL AGREEMENT Mrs., is the owner of the premises located at (*address) and is herein referred to as the "LANDLORD". The LANDLORD has agreed to rent a three-room legal apartment exclusively to _______________ herein referred to as the "TENANT" ITEM 1: The TENANT shall deposit with the LANDLORD the sum of One thousand one hundred and fifty dollars ($1150) (includes summer ac), which will be held by the LANDLORD as security toward the payment of the monthly rental. The monthly rental shall be ONE THOUSAND AND ONE HUNDRED DOLLARS ($1100) per month and will be due and payable no later that the first day of each month. ITEM 2: The TENANT will purchase at his/her own expense approved trash cans and the TENANT shall deposit all trash on collection days at the curb in from of the premises. ITEM 3: There shall be no pets, birds, or animal of any kind in the apartment of the TENANT at any time. ITEM 4: Air Conditioners will be permissible provided they are low current efficiency rates and the LANDLORD must approve installation. Air conditioners may not be left on when the TENANTS are not home. Washing machines and/or drying machines will not be allowed. (An additional Fifty dollars ($50.00) per month will be made payable during the months of June, July, and August) ITEM 5: The TENANT has agreed that he/she is renting the apartment from the LANDLORD on a month - to month basis and the TENANT has furthered agreed that if he/she violates the RENTAL AGREEMENT, the LANDLORD will have the option to request that he/she vacates the premises and such request will be made by the LANDLORD in writing, at which time the TENANT shall vacate the premises no later than sixty (60) days of such notice. The rental security deposit will be refunded (5) days after the apartment is vacated and inspected for damage by the LANDLORD or her agent. ITEM 6: Under no condition shall the TENANT install in his/her apartment a bed or bedding that requires water. Waterbeds of any kinds would be in violation of this AGREEMENT. There must not be any articles left in the hallways of the building, which is a violation of the Building and Fire Department. ITEM 7: The rent must be received by the first (1st) of each month. After the (5th) of the month, there will be a ten percent (10%) late charge. Rent must be paid in cash or money orders, no personal checks will be accepted.
