Oh ok, were you looking there too? I'd love to look at the Melville ones but they're a fortune, running almost 2800 for a two bedroom. Smithtown location is more affordable, although high too:) I want my DD in a good school district and we just aren't ready yet to buy a home!
PS. I did a search and nothing is coming up on them, but thanks:)

I know 2 couples who lived there. they both moved out in the last 2 years when they bought homes. The only bad thing they had to say $$$$$$. They are not cheap. But they are nice, pool, bbqs, proximity to everything.
I personally liked the 2bed 2bath much better layout wise than the 1 bed, 1bath w/loft. And the friend with the loft did say the apt was drafty in the winter.

I litterally just moved out. I had a 1 bedroom loft and were paying over 2k a month... its not worth it. The people who live there are snobs , I had terrible experiences with neighbors. I had trouble with patience and having them get back to me. Parking was terrible... I would look elsewhere or haggle on the rent. HTH Fm me if you have questions! xoxo

I looked into them and chatted with a few people who lived in them on here, and 1 friend IRL who lived in one
Unless you plan to stay for years, I would NOT rent one
all of their contracts say that you are not cleared from paying rent (even when your lease is up) until they re-rent your unit.
She also had a lot of trouble with drafty windows and paper thin walls. she had a new baby and the neighbors made ALOT of noise.
I looked into them alot before deciding to buy a house, and their rents were the highest on the island for complex's. we wanted a 3 bedroom unit, which for the most part meant bedrooms on the 2nd floor. the entire unit (at least the ones we considered at smithtown and coram) were all 1 zone which I hated. they have a lot of strict rules-for good reason, but still. you can't change the blinds on the windows, they have to look uniform so whats there has to stay. you can't even hang a rug to dry out on the balcony. you can't use a window air conditioner. they have a lot of "cant do's" so make sure to double check what you can and cant do. they also have a breed aproved list of dogs you can have. there are a few you can't. You can't sublet. we really loved the units but it was so much money, and to be honest, we only pay a few hundred dollars more per month to pay the mortgage and taxes, and we actually own it. for us, it wasn't worth the $.

I just wanted to add, you can look on craigslist, and rent an entire home for what they want in rent. if you can't buy now, its something to consider. at least you get an entire house for the $

if you sign the contract its legal
when we looked there last year that was the deal, not sure if it still is today. if you signed a contract before the time they put it into the contract I believe you were ok though to get out

if there is a rental term (ex. 1 year) and they have a clause you have to keep paying until rented even after that one year its a conflict in terms and I doubt a court would uphold it.
So is it legal......probably not

Thanks! How nice were the units? Upgraded, fancy? I want a good school district for my DD when its time, and buying a home is not an option for us right now unfort. I'd love the melville location but its sooo expensive. I teach in Queens and Smithtown is so far north, hummm....wonder the easiest way to get to the LIE from there:)

The units are all basic builders grade materials. mostly carpet and linolium on the floors. the smithtown ones aren't close to the LIE, and the in am traffic would be a pain. can you train it? that would really be your best option from smithtown
I'm sure the property taxes are a lot higher in melville which results in the higher rents
