dormer and extension
Hi, I am new to this site and have read posts from everyone. My wife and I moved here apprx. 2 years ago from Brooklyn and like it here. We moved into a Levittown Cape ( 3 bedroom (2 on the second floor) 1 bathroom on first)). My wife is expecting so we were thinking about dormering the upstairs becasue we need a secong bathroom. However, we don't anticipate living in this home for a very long duration (3-5 years more) but we are intersted in expanding. My question is what type of expansion, (dormer or extension) would create more value relating to the resale. I will definately put a bathroom up stairs, but should I blow out the whole top or extend the side creating a diining room. Another question is how much is an extension (moderate dining room size) opposed to a full dormer upsatirs.
Any feedback would be greatly appreciated, thank you in advance.

My brother lives in a cape (though not in Levittown) and he found that he was able to get more for the money dormering- they were going to add onto the back, but putting in a new foundation would have been very pricey. The dormer gave them an expanded MBR, a new full bath and two additional BRs. Prior to that they just had two smallish BRs.

I went to Levittown schools and all my friends had the "Levitt" house. Many dormered and the house looks amazing. Not your typical Levit house. One has 5 bedrooms. 4 up and kept the one downstairs. knocked out the wall in the den and back bedroom and made a giant dining room/family room. It looks great!
