we are in the process right now. we currently have a neg am loan  , so this is a much much better option for us.

I don't know- but if you want to talk to my DH - FM me and I will give you his info
he is mortgage banker- and deals with this every day
he also has a company that will see about getting you a rate adjustment if possible
it depends on what bank your loan is with-
