for us the complex got walk ins and they referred them to us. We also advertised on rent.com and got a lot of responses.

Re: For those of you that have a property that you rent
Both myself and my parents found tenants through craigslist. My husband does all of the screening and meeting up with people. Since it is craiglest my husband turned a lot of people down even before meeting them but it was free and worth it in the end!

This is exactly what we're doing as well..I think this time of year is just not a good year to be renting bc of the holidays etc....

Ditto!
ETA: Why do all of the legwork, when you can get a realtor to do it and it wont cost you anything?

Ours was out of state and the landlord pays the fee. Then again the landlords have more rights in states like that.

We used a realtor. That way they screen the rentor and make sure there credit was in check.

I have an OOS property and the tenant paid it as well. ;) and in that state (TX) the landlord has more rights too. :O)
