for those that went with an FHA mortgage
what problems have you run into in regards to inspections?
Like I have been hearing issues with CO's for bathrooms. I'd love to know any other things that they have given you trouble with so I can maybe be a little more prepared

i don't think any bank is going to give you a mortgage - FHA or otherwise - without a house having the proper COs.
we got an FHA loan, the inspection was fine, there was nothing outstanding on the house and they had all the proper permits, so getting the mortgage was relatively easy for us.

i don't think any bank is going to give you a mortgage - FHA or otherwise - without a house having the proper COs.
we got an FHA loan, the inspection was fine, there was nothing outstanding on the house and they had all the proper permits, so getting the mortgage was relatively easy for us.
I'm an idiot, I knew the co thing, but I heard that FHA is really strict on a lot more things, that traditional mortgages aren't.. I keep hearing this, maybe its not true?

the only problem we had was they took their sweet arse time with everything and then told us all our financial paperwork was not up to date enough so we had to resubmit new and more recent info and then they repeated to take their sweet arse time and ask us for new more update financial paperwork..... again

same here....and we were with Wells Fargo which made it even worse.
We bought a high-ranch and our dining-room (top floor) has a raised deck off of it. There was no CO for this, but there was never an issuse. for some reason since the house was built it never had a CO, but the deck is needed b/c otherwise you'd take a very big fall going out the sliders from the dining room!

FHA wants to make sure that there is "safety" more so than conventional mortgages. So, if you have a front stoop going up to your house, you have to have railings on both sides, no crumbling steps, etc...
railings are required inside too on all steps. silly stuff like that...

There were a few missing CO's for our house. We didn't have a problem w/ it and the bank apparently didn't either. We did an FHA too.
There were some minor things that came up in our inspection. Nothing major. We asked the sellers to fix the more important ones and some we didn't care about.

Well, here's what happened to us: we had termite damage in our detached garage that the seller refused to fix, we weren't supposed to be able to get the FHA loan until we fixed it, but somehow, no one ever checked if we fixed it or not (we ended up fixing it after we owned the home). So, go figure.

The appraisal inspection for an FHA mortgage used to be a LOT more involved. They've simplified it dramatically in the last year or two.
I stayed away from performing FHA appraisals until recently, but now they're not that much different.
As mentioned above, they should be primarily interested in safety issues, not cosmetics. But it all depends on your appraiser and what they report.

Same for us! We had no issues. I've been told that an FHA used to be more strict with their regulations but they are pretty much like any other mortgage now.

FHA = PIA for our sale. We had to strip all the paint off the exterior, fix rot, paint, etc. $2,400 worth of work on a house we do not own. We could of been hit up for much more but I guess the appraiser took sympathy with us knowing that we are fixing up the house after we close.
If the house you are buying is in good to okay condition then your fine it is when you are buying a fixer upper is when you run into issues. Normally the seller pays for the issues but when your buying an "as is" it is all on you and personally this has been HELL on us.
As far as CO issues I am not sure because we have to get a CO anyway for a room but permits were filed and that was the only reason we had gone through we should know more info today.

2 questions: I keep hearing the abbreviation "CO"... what does that stand for?
and if im paying for an appraisal through the bank... do i pay for a second appraisal for fha?

CO=Certificate of Occupancy. Only one appraisal is needed unless you want to dispute it. BUT if you are getting a FHA loan your bank will hire a FHA appraiser if you go hire your own you must make sure that they can do FHA appraisals otherwise your bank will not accept it if your doing a FHA loan.

we had issues with peeling paint on the outside of the house, railings on steps and something about the wiring with the fire alarms and getting the apt up to all codes. The paint was really the biggest PITA and almost lost the deal for us.

oh okay.. thanks so much! all the "extra" fees keep adding up so knowing thats one less expense that i dont have to add in is great... bank is charging me 400 i think for an appraisal
