Forest Hills, Queens people!
Do most Co-Op Boards require a 20% downpayment? From looking around it appears to be so.
I am mainly looking at pet friendly, terrace and doorman buildings.

From our experience when we were looking, YES.....all require 20% plus some other board fees....
If you get lucky finding a condo then it is a different story (it works just like buying a house, you put down whatever you want)...

totally agree with the AP.
Forest Hills is GREAT, there's so much to do! Kew Gardens and Kew Gardens Hills are also nearby, if you want to expand your search.

No. Each building sets it's own limits. Some are higher, some are lower.

Not all boards require 20%. It really depends on the building. Some require 10% while others require 35%!
You will have a tough time finding a pet friendly, doorman building with a terrace. I know because we were looking for it. They are few and far between.
I am going to FM you some info on buildings.
