Found a potential house

I found a house today that I love, just not sure if it is big enough. However, it has everything on our wish list. The location is great, but the price is a bit out of range. We made an offer, but it turns out there are two other offers on the house and ours was low. So we need to decide if we should go for more money or let this one pass. This is so hard!

don't be so quick to submit another offer. it could be that the realtor is playing a game with you (they ALL do it!). since they work on commission, it's in their best interest to sell it for as much as possible.

that's why all the experts say "you have to be able to walk away from the house". if they see how excited you get, they'll pull something.

You should always only offer what you can afford. So I wouldn't advise you to offier any higher than you already have.

It's tough - but if there are higher offers and you lose out, that's what was meant to happen. There are a TON of houses now, so I'm sure you'll find another one soon!

I am in the same situation except now I'm in closing. I am spending more than I originally wanted to and the house is also on the smaller side than I originally wanted but has some of the most important things to me in it. I can still afford it but things will be tighter. If you can afford it, maybe you should try rearranging your finances. I am putting less down so I have more "back-up" money. Things like that. After I found my "house" I thought to let it pass. Looked at other places and decided that I had to put work into these other ones and at least this one was "done" so it comes out to about the same. Less worries about permits, and how to go about fixing things etc. Good-luck. I know it is hard. Funny but buying a house seems like such a fun time in your life but it turns out to be one of the most stressful times.

Similar thing happened to us. Perfect style of house, location, no major changes needed, however definitely on the small side. We bid VERY low, and was told by realtor that three other bids were higher than ours. We assumed it wasn't meant to be and moved on. Three weeks later the realtor called us again and asked us to meet in the middle, and we did. The other bids either fell through or were contingent upon other sales and the sellers wanted out. We met in the middle, and still got our house for 25K less than asking. Be patient and see what happens. This is a buyers market so use that to your advantage.
