Getting Happy
Not sure if others have noticed it but the houses, at least in our price range, are on the decline It wasn't all that long ago that NOTHING came up for under $375K (unless it was Hempstead, Freeport, Elmont or Roosevelt). Now there are a bunch and one was even $299 . That hasn't happened in a remotely decent area since DH and I started looking around about 6 months ago. Now we're actually excited to start really looking in January.

Anywhere in Nassau that's NOT Roosevelt, Freeport, Elmont and Hempstead.
Really, we're open. No Suffolk definitely, preferably Queens but that's really pushing it $-wise so probably Nassau. We've seen the most in Glen Cove, E. Rockaway, Oceanside and Massapequa so I guess it's likely we'll end up in one of those places (probably because they're all pretty out of the way).
I work in the city so a LIRR station is pretty important but we'd consider Franklin Square since it's western Nassau even though it doesn't have a station.
We're pretty unconcerned with school district - as long as the immediate area is nice and safe, we'll at least consider it since this is definitely not a long-term house (we want to move out of state by the time our first kid is in 2nd grade).
When we're really looking (after the holidays), you'll have to start all your postings again!

DH and I were just discussing that the prices seem to be going down. Hopefully now they will go down even further so that someday we can own a house.

I dont think the prices are going down, I think you are seeing the houses that sit on the market longer than 2 weeks decline in price a little bit.
I saw that with the house across from me. It started at $525k, and within 2 months it was down to $504k. I think it finally sold Scott

I think it's a combo of both. We originally had been looking all the way up to $450 and most of these houses were not included in that. So, it's pretty unlikely they've dropped by more than $75K in one fell swoop. But yes, some of them are dropping existing sale prices. Either way, they're declining from what they were so it works for me!

Though Franklin Square doesn't have a train station it is a 5 minute ride to a bunch (Nassau Blvd, Stewart Manor, and Merillon Ave). Plus, at Merillon you don't need a permit to park and a lot of trains run through there. I grew up in FS.

Thank you - that is really good news!! I didn't know if there was anywhere close that you didn't need a permit.

I think what you guys are seeing are the prices dropping on houses that had seriously greedy sellers.
They wanted astronomical numbers for the house... didnt get it... and had to drop their price.
But houses that are priced right... sell very quickly and usually at or close to asking.

that's always the case- no matter what the market is like. A few months ago, there were houses that had been on the market for a while too, but still, not a significant drop in prices. its not a huge difference right now, but there are still More now w/in a lower price range than there were a few months ago.
the biggest difference right now is that people trying to sell a POS that's an inch away from having to be completely knocked down, arent asking (or getting) the unrealistic prices that they were a few months ago. Whatever the case may be- at least its a starting point.
But i agree on the point that- if a house is priced Right, and in good condition (and a condition *worthy of its asking price*).. its going to go quickley, and theyll get what theyre looking for it.
