most of the open houses that we went to was w/o our realtor. we just told the selling agent who we were working w/ and put her name next to ours on the sign-in sheet.

We went to tons of open houses without our realtor - our feeling was that if she wasn't the one that told us about the house, then why did we have to notify her? We never put her name down. We didn't sign an agreement with her or anything and we were working with other realtors too.

In fact, it increases your bargaining power with the seller if they know that another realtor's commission isn't involved. I would go to as many open houses as you can!

i agree that you are under no obligation to your realtor. our realtor happened to be a very close family friend so we did not want to exclude her. if she wasn't, we would probably do what you did and not tell the selling agent we were working w/ someone.
