Good/Bad Parts of Holtsville?
Looking at greenbelt and an area off north ocean near summerfield.
any feedback on those areas?
any other good areas?

I know that summerfield is amazing and has gorgeous houses !
As far as Greenbelt I think it's Middle Class , but you are heading towards Medford in that area, which can be allittle sketchy !

I live off of Greenbelt Pkwy (the Birchwood development) and I love the nieghborhood. It is where DH grew up. It is very quiet, plus the elementary school and middle school are right there.

IMO Summerfield is pretty but it has downfalls. The taxes are insane for Holtsville and your kids go to the same school that surrounding areas go to. Bluepoint Rd and Ocean Ave are both sketchy. Plus it's built on an old landfill. Birchwood I think as a whole is a nicer area and literally half the taxes. You might want to look into Holbrook as well which is a nicer town. New England Village, Parkland & Somerset are all really nice developments.
