Greiving taxes in Nassau Cty

Has anyone greived their taxes in Nassau cty?

I need a rec ASAP! The deadline to file is this week/next week...

I just spoke to someone (Fred Perry) who told me that b/c we paid $470k for our house and our assessed value is only $426k that we have a very weak case... I think we have a decent case b/c our assessed value for 2009-2010 went up the full 6% while neighboring houses all decreased!

Is this true??? If so it will just suck when our taxes go up again next year Chat Icon

I really disliked the guy I spoke with and he was recommended by Mark Lewis (who only handles Suffolk cty).

I did it online. There is a form to use and you can look up what everyone else is paying. You can also see homes that are similar to yours to see what the chances are.

Also, just because other homes didn't have their taxes greived doesn't mean that you won't get a refund.

If your home has something about it that you feel is not as good as some other homes, that helps. I have no backyard and I share my entry driveway with 2 other homes..like an easement. I hope that helps me.

I think we live in the next town over and we have used Property Tax Reduction Consultants for the past 3 yrs.

If you are in a village, you can also grieve village taxes.

I was recommended to him last year as well by Mark Lewis (b/c I am in Nassau too). He told me the same thing, being we paid more for our house than what the town assessed it at, he wouldnt hellp us. Honestly, I think they want to only do cases where they are sure they will make $$$ b/c they get paid a percentage of the tax break you get from the town. I called the town and told them this and spoke to 2 different people and they told me the same thing, to grieve them on my own. There are a lot of other girls on here who have done it themselves as well. I explained how I purchased my house for alot more than what the town appraised it at and they said it doesnt matter b/c the market is constantly changing and that if there are houses in my area that are equivalent and have been purchased and than appraised for less by the town, I have a case.

Just an FYI.

Today is the last day to appeal your Nassau County assessment for your house for next year.
It takes all of 5 minutes to do on-line, and you may also file an appeal for other people, as well.

I've been appealing mine and my parents' for years, and this past year, I was successful because
the falling prices were much lower than the assessed value that was determined before the market fell.
With the market falling even further, I would think that you'll probably be successful. You never have to do
anything besides this, and you'll get a "yea" or "nay" letter in the mail.

So, go here:

https://www.nassaucountyny.gov/wps51/portal/AROW

and find "File an appeal online"

You'll need to get set up with a user id and password.
You'll do a Property search for your address which they will link
with your appeal.
You'll see what the assessed value will be and you'll suggest a lower value.
I personally don't bother (anymore) comparing to recent sales. (there's a choice for that)

I grieved my taxes online last year without the help of a service and was able to win. It did take a full year to find out the decision, but a service would have to wait just as long for an answer. Filing online doesn't cost anything and the worst that could happen is having your grievance denied.

I like having control of the information that is sent along to the county. I used a service a few years ago and was denied. I think they may have been too aggressive with what they believed my house was worth.
