I don't mean engineered floors or laminate.

I mean, real, hardwood flooring that is prefinished in a factory so that you don't have to endure the whole sanding/staining/not walking on the floor when you install it...

As far as I can tell, the only downside is that you can usually only sand and refinish the floor once. With regular hardwood floors, you can sand/refinish up to 7 times or something like that.

We still aren't sure if this is our forever house or not...and we are not sure how much $$ we want to invest in this, even though I know we will eventually recoup the value of it.

What would you do? Suffer through the mess of putting down regular hardwood flooring which will last us forever if we decide to live here for 50 more years....or putting down the prefinished hardwood which will be neater, just as nice looking and has a 25 year warranty?

PS I have two kids and two dogs...I've heard that the prefinished floors have a harder surface, maybe more scratch resistant, not sure....

We installed oak and finished it ourselves. It's one of our biggest regrets. 2 people that we know installed Bruce prefinished hardwood flooring and it's holding up MUCH nicer to dog nails than ours is!!and we have several coates of finish on ours. BTW if you get the thicker floor you can refinish it more than once Chat Icon

We just had a contractor rip out carpet in our LR to replace what the builder had initially put in (bleach white carpet) and it is beautiful, definitely $$$$ but worth it, and we did not have very much clean up!

You can refinish the prefinished floors more than once if you get the 3/4" thickness. It's no different than the unfinished flooring - it all depends how much the refinisher removes when they sand. We had it installed in all the bedrooms and hall, and then again in the kitchen and dining room. No mess and it looks great. They usually come with a beveled or microbeveled edge so if you don't like that, you'd probably have to get the unfinished wood.

We're getting old-fashioned hardwood.

Honestly, it's because I would have had a day to pick out the stain for the pre-finished ones. If we go with the regular hardwood, I have like a week to pick out the stain... We've been remodeling for like 3 months and DH is getting run-down.

Does the beveled edge really capture a lot of dirt? Will regular vacuuming take care of it?

I haven't had a problem with the beveled edge (we have different flooring - one has beveled and one has microbeveled). Neither has caused a problem.

We have prefinished hardwood and it looks beautiful. No beveled edge at all to catch dirt. Ours is Bruce.

I'm not a fan of it. Friends of ours put it in their house and while it looks "nice" I just don't think it looks that good.

We have friends who put it in their home so I've seen it firsthand and what I don't like about it is that the edges of the planks of wood seem to be beveled which cause what appears to be gaps between each plank.

Now it could be just the style they picked out, I don't know but here's a picture I found online that illustrates what I'm talking about.

My parents have it. It is beautiful. I like it better than the regular stuff that you finish on the floor.

Jen we did the old fashioned floors as well, i think we got red oak hardwood.

We went back and forth with the color of the stain...we had the guy stain like 5 samples of the leftover wood so we could see what it would look like

I will admit we have tons of scratches on our floors already, we have little holes from the sand and rocks as well.

We may have to redo the floors again soon.

I like that the prefinished floors are harder and more durable
