HELP: Need furniture & layout ideas for living room

I am not sure we want to put the TV over the fireplace our of fear of ruining it from the heat.

Any suggestions of furniture layouts?

We have been in the house almost a year and still at a loss!

ok tv to the wall right of the fireplace....if you were looking at the fireplace. sofa or recliner on the opposite wall and couch facing fireplace.... and you could put a sofa table behind the couch to break up the stairs and the couch. this way from the stairs you aren't looking at the back of a couch!!

I was afraid of doing a tv over my fireplace also, but both the builder and the electrician said it was fine so we did it.

Now..do you want that room to be a total living room, or are you going to break it up as a living room / dining room?

This is the same house as mine, but it was the model.

what a beautiful space! i know many people do but i would also be a little hesitant in mounting the tv over the fireplace.

is there an entryway into the kitchen the the left of the bar area?

if you don't want to mount the tv above the fireplace, i think the only option is to float the couch on an angle in front of the staircase (one arm at foot of stairs, other arm towards the bar area) leaving a traffic area behind the couch. angle an area rug in front of the couch, a chair to the left and right of the couch. tv and tv unit on the long unobstructed wall. with this arrangement you have a conversation, tv and fire viewing layout.

eta: basically the same layout of the pic jerseygirl posted but rotated 45deg to the right and at a different location in the room (near staircase). i don't think the room is big enough for a dining area as well.

The space is for just a living room.
We have a formal dining room.

There are 2 entrances to the kitchen, so I need to leave walk space for that.



Here were my thoughts:
TV against right wall
couch facing TV, so back is to kitchen
love seat facing fireplace
maybe a chair near window

We have mixed feeling about tv above the fireplace because builder said it's ok, others have too, but fireplace/gas company didn't suggest it and has seen tvs ruined.

take measurements of the room and of the furniture that you like. IMO, it would be too crowded and cluttered with a couch and loveseat. a couch and 2 accent chairs or a small scale sectional and an accent chair would work best. again, i would not follow the lines of the room but offset by placing on an angle.

are you going to have bar stools?

honestly, i would do the TV over the fireplace. hire an electrician to do it correctly and to make sure it is high enough so that the heat doesn't affect it.

your other option is TV on the wall to the right and the couch facing, but that might look cluttered because you need a walkway.

Beautiful room! I know plenty of people who have their TVs above the fireplace, you can even get a heat sheild to put under the tv if you're concerned.

This is how i'd set it up (from seeing your pics)... I did this in paint real quick:

I am a big fan of having the fireplace as a focal point. I would def put the TV ontop of the fireplace.
If you want to go for the sectional plop it right infront...or you can have 2 sofas and a chair, orrrr two chairs facing away from the fp and a sofe, its really up to you, but its a gorgeous space and you could do so much with it.
