Help with removal of popcorn walls & ceilings
Hey Ladies, Yesterday my mother and I looked at two 3 bedroom units in Woodgate Village. 1 you could probably get for $280. It needed tons of work. One of the major renovations would be removing the popcorn ceilings and walls. How would you go about doing this? Is it costly and if any of you have done it, how much and how long did it take around? Thanks so much

First you have to find out if the house/building was built before or after the asbestos regulations (late 1970's I think). If it was before, you need to have a sample evaluated for asbestos - If there is, you need a professional company who specializes in this.
If not (or it is a newer building) you can do it yourself - you just need a large spray bottle, a ceiling scraper, lots of plastic grocery bags and a lot of sweat equity.

Thanks, I don't think its asbestos because being its townhouses, the more expensive units have either removed it themselves, or paid a company to do it. Its everywhere, but if we did it room by room, it wouldn't be too bad I guess.
If it was asbestos, do you think I could call the township or community board to find out? If it was asbestos, our offer obviously would be much MUCH lower. How would I know before the inspection?
Do you have a price? What goes in the spray bottle? Thanks

We had popcorn walls. Some wall we replaced the sheetrock and in other rooms we skim coated the walls and sanded them down. To have someone do sheetrock for you usually runs about $15 a board.

Just water. Saturate the area and then scrape it off with a spackle knife.
I've seen them do it with a hose but, as you can imagine, that's rather messy.

oh, I wouldn't pay someone to sheetrock, my DH is a carpenter and does sheetrock for a living. I was just thinking if you actually had to replace the sheetrock. It seems like a big job, but not undoable yourself. Thanks ladies!

They may have information like that on file.

We did it ourselves for pennies - but it's a lot of work. I have heard people spending $1000-2000+
We used hot water in the spray bottle (we used a garden one - that holds 2 gallons, so you don't have to keep refilling or squeezing your hands!! LOL)

It cost us 1100 but it was a cathedral ceiling and two hallways- about 1000 square feet.
