Hot Water Heater Questions!!
Ok... the inspection apparently went well. The only big probs are a little water due to the roof drain pipe things being too near the house and a leak between the awning and the house. Easy enough to fix.
the other biggest issue is that we'll need to get a new hot water heater. So, tell me... how much do they cost? What are the installation fees? And where's the best place to get one?

That's great the inspection went well! The house we are in contract on also has a very old hot water heater that will need to be replaced soon. Our engineer said they are maybe $500 and you can get them at Lowe's or Home Depot. A plumber would do the installation I believe, but I'm not sure how much that would run.

We had the same problem when we sold our condo. The inspector told the buyer to estimate about $600 to replace it, so we gave her a credit for that amount.

A traditional water heater with installation is not a super expense. Somewhere between $500 and $700 to give a ballpark. We recently replaced ours, and did a lot of research. We ended up going with a tankless water heater. It was a little more expensive ($895 for the unit alone), but it saves so much in energy costs and you always have a continuous hot water supply.

Thanks. DH first told me it's usually not in the contract, then later on he told me it usually is and that we'll ask them to replace it.

We have I think a 50 gallon hot water heater in our house that we replaced a few months ago. I think it cost about $1,000 or $1,100 installed same day.
ETA - price included installation.

ANYTHING you want them to fix or replace MUST be in the contract. If you instead want them to reduce the price of the house, that must also be in the contract. ALL negotiations and decisions must take place before you sign that contract so they can be included in the contract!!

We have a tankless heater as well and it is WONDERFUL! Definitely worth the investment.
