House inspection

I called a few places to get quotes, and found 1 place that said termite inspection should done separately after we go into contract?
Don't remember what their explanation was (should of paid more attention!)...

... did anyone do it this way?

We did it together...We used the home team....They both came to the house to do the inspection, and they were very thurough.

We did it seperate, the termite inspection was after we went to contract.
The regular inspector checked for termites...we wouldn't have gone to contract if there were any sign of a problem...but the termite certification is a seperate thing, which the lawyer got done after going to contract.

You should have the terminite inspection done BEFORE you go into contract... just to alleviate any issues with getting your money back if there are problems.

Just find an inspector thats CERTIFIED to do the terminite inspection. Certified with the credentials the banks actually look for and require in order to buy a house.


I used World Inspection Network and my particular inspector was Rich Bodendorf. He was very good... and explained everything during the inspection. He was also certified to do the termite.

Of course... if you are super paranoid about terminites... it doesn't hurt I guess to also get a second opinion on it by getting a termite inspector in after you do the initial inspection.

Always do them BEFORE contract. We had home Sweet Home Inspections. They subcontract the termite inspection but it was done one day after the engineer's inspection.

Turns out there was damage and the homeowner had to have it repaired BEFORE we went into contract.

thanks everyone. I would want to know everything about the house before contract!

How long does a thorough inspection usually take? I've seen some places ranges from 1.5hrs to 4/5 hrs. Does it mean the longer it takes the better?Chat Icon
