House was not "broom clean". What can I ask for?

As I put up in another post, I just bought a house. The house was pretty clean overall, but the sellers did not vacuum after the movers left (the movers left very late and the sellers left the state right after). There were nails, glass, etc. on the ground. What am I entitled to? Honestly, its not a big deal for me to just vacuum, I know the sellers were stressed and it was late, but if they give me a hard time about some other issues, I may throw this in to mix.

DId you take pics? If not, do so ASAP and try to get a time stamp recorded on the pics. Then, call your attorney and see what, if any, recourse you may have. Chat Icon

Our floors were kinda dirty when we moved in, but it was from the moving in and out in bad weather....but nails and glass is not cool.

The only recourse you might have is having a cleaning service come in. Your attorney may be able to have $100 or so left in escrow for you to have it cleaned.

Do you have proof of the house not being swept?

Honestly, I wouldn't even find it worth it to ask for money if it was easily vacuumed when I arrived.

Our sellers gave us some small issues, and they wound up leaving some garbage at our house. It was easier to put the garbage to the curb than to argue over it.

I have to agree.

I can't see you being entitled to anyting more than $100 for a cleaning service -- and if it's just an issue of the floor not being swept clean, not even that much.

I, personally, would sweep or vacuum and forget about it. I certainly wouldn't make a big deal out of it b/c the sellers gave you issues about other items... Not worth it.

ETA -- If this is an issue, why didn't you mention it at the walk-through? The walk-through is when you find and bring up issues like this -- not after closing.

If the sellers stayed after closing, there should be $$ in escrow that is not released until a satisfactory walk-through after they move out. In this case, you can ask them to come clean it up before releasing escrow, but I really don't think I would even bother doing that. I'd just vacuum.

When we bought our house, the seller was supposed to be out by noon and she was still rushing to get out when we went over at 1pm. She ended up leaving stuff. Honestly at that point, I didn't care and just wanted her out of *my* house.

I'm guessing that the glass you're mentioning would be from something that broke that wasn't a window. I would just clean it yourself. It's really not worth the hassle.

Broom Clean? I just got home from my walk through and I'm disgusted! A shower stall that looks like it was never cleaned, soap scum covered shower doors that I don't know how I will get clean, pubes in a bidet that doesn't seem to work! Not too long ago I thought Theresa from NJ Housewives sounded like an idiot when she said moving into someone else's house iwas gross, but I have to agree with her. I didn't want to seem petty. We are getting the house for a more than fair price. I didn't know I could ask for a cleaning service to be paid by seller -wish I read this earler. I'm just gonna roll up my sleeves and start scrubbing, but believe me -not looking forward to the work ahead of me. Guess it will take some time before I really feel like it's my home.

I wouldn't do anything about it. When I moved into my house the sellers stopped watering the lawn and maintaining the landscaping for the entire 3 months we waited to close. It was so bad it looked like an overgrown jungle. I also think they didn't clean once because I had to throw out the blinds because they were black with dust and not worth the effort to clean. They also destoyed the rug by not cleaning major spills that occurred during the 3 months. I wasn't keeping the rug but I had to live with it for a while before we renovated. Some people are just gross!!!!

Broom swept- ha what a joke...

The homeowner left misc furniture items, garbage, dead plants, boxes, and groceries (seller moved out in Sept; and we just closed last Friday- picture 3month+ old milk still sitting in the fridge!)

We got a $200 credit; which to me still wasnt enough but wasnt worth fighting over!

I think that's just a part of the moving in process. I honestly don't know anyone who walked into a perfectly clean house. Chat Icon I swept, vacuumed, mopped, mopped, re-mopped, scrubbed, sanitized....you get the point. You're moving into someone else's house, you're going to want to clean anyway. Just clean it up and move on with your life. JMO

Honestly broom clean is just a term...our seller was an old crazy lady that hadn't used some of the bathrooms in years, and you couldn't even see through the shower door glass....I think it you should just forget about itChat Icon

Thanks everyone. Just to clarify, the only reason I would have brought this up is because the sellers took some things that were supposed to stay, so I was looking to see if I could build up some things that could maybe help my case if they give me a hard time. But I hope to get the things back. We will see.

YOu know, it's funny. my atty when selling my houses always said "Rachel, you MUST leave the house broom swept." it was always stressed to me. and, i always did it.

it's in the contract. i'm sure that my atty would say "drop it." But it'd p*ss me off because i always made sure to do it...
