Houses for sale with a price range....
If they have a price range do you think its bad to offer $4,000 less than their range?

In todays market, not at all! We offered 9,000 less than their range and then settled exactly on the low end. I say low ball them and then negotiate! Good luck!

I think the whole range thing is stupid
it's like putting all your cards on the table
who would offer the high price - when the lower price is listed
I really don't get it

I offered $50,000 less than the lower price in the range and wound up getting the house for about $25,000 less. So you definitely can.
I was told that the lowest price is usually the real asking price and it is just listed with a range so that it comes up on more searches and draws more prospective buyers to the house.
For example, if a house is listed at 580,000 and someone searches for houses over 600,000 that house would not come up. If it is listed with a range of 580,000 to 620,000 it would.

I don't under stand the ranges either. And most houses I've seen with the range I would never even think of paying the higher end.
I would low ball with the offer but I don't think I'd go higher than the low figure

Well we did this on a house we loved. We came in at 5k below the low end range & were told we "insulted" the homeowner....FF to a year later, the house foreclosed & was sold for 15k less than the low end of the range (not to us).
I'd say go for it...esp. in this market.

I've never really seen price ranges in listings, but I guess to me its a no-brainer to offer the lowest price provided- I'd definitely try going in lower- when we started bidding on our house- I went in 60K less!!! after they laughed at me, I went in 15K higher and we took it from there- wound up paying 20K less than asking.
