How did you pick your realtor? (those that sold)
we interviewed realtors over the weekend. And they all basically presented the same things, including pricing. The only difference-1 was mainstream national company and the realtor we used to buy our home, the other is a saturated local to CT only realtor that we never used.
How did you pick which one to list your house?
Dh and I can't decide but we don't want to make to the wrong decision
Any advice?

How are the commissions that they will charge? Are they the same? If the house is going on MLS and all else is equal maybe go with the lower commission??

That was our thinking...
One is non negotiable at 5% and the other standard was 6% but it is negotiable as low as 4%-that realtor said not to go below 5.5% cause homes with low commission %'s she said steer other realtors away? She said that realtors will show houses with a higher % 1st. Is that true? is that even ethical?

Not only would I negotiate the commission down, but I would also negotiate the length of the agreement down as well.
You want to go with a realtor that will give you a nice short contract. Just in case you are not happy with how that realtor is marketing your house, you want to get out of that contract as quickly as you can.
Read the fine print of the realtor's contract!

This is definitly true and happened to us. We first listed for 6 or 7 months with the realtor who sold the house orginially. We agreed on 4% and this was in spring of 2006. Their was something else that delt with the commission that I never understood (sorry Diana I know you explained it to me like 5 times ). This realtor was also knowledgable in my area. Well it was horrible. Then I switched and the commisson was 5% . It was a national RE company and was sold in 4 weeks. They really marketed it well and people came. I really think it is important to not only attract the buyers but the REA's also. You want to give them some incentive to come and look at the house because if a potentional buyer by passes your home on MLS but you have an REA that came to an open house and loves your place you will see how many people they will bring.

In addition to what the above people said -- ask how the realtor intends to split the commission with a potential buyer's realtor. Any less than 2% will generate far less traffic... Ideally, you want them to split the commission evenly (3% on a 6% commission, etc.)

Im leaning towards the National brand realtor and the one we used before. 5% commission split in half. I trust my realtor, she's really honest too.
The other realtor though, is just to CT, but her and her hubby would be a team(they work in separate offices), 5.5% commission split in half, 6 month contract, they live here at the same development i do.
two separate ways of pricing in the 1st week. my old realtor said price right from the getgo, the other said price a bit higher see what you get, then drop the price in a week.

Funny, I wouldn't look to cut a realtor's commission from the outset. IMO, I'd rather give an extra 1-2% to someone really motivated to move my home. Once they bring you a buyer, that's the time, if necessary, to negoiate commission. I would look to hire someone who really sells homes in the area, and would make a commitment, in writing, as to their marketing plan for my home.

Oh def One of the the companies is Coldwell banker, a national francise, lots of internet exposure, exposure at their brokerages, word of mouth between other brokers, open houses, 5% commission, price right in the market from the getgo.
The other company is only here in CT, mostly in New Haven county, same thing, a little less internet exposure(on less websites than coldwell), open houses, word of mouth, the realtors live in my complex, 6% commission that is negotiable, price a little higher than back down depending on leads.
that's what makes it hard, they are so similiar.
I see this as something so simple, but so complicated.
My parents house on LI has been on the market for 1 year already. Their 1st unknown realtor priced them way high and now they went to a national chain that priced them accordingly but still aren't getting bites. I don't want to sit in here for 1 year to sell.

In addition to the questions posted, I would also ask how the realtors plan to market your place. How often will they hold open houses? Will they do one for other realtors also?

We originally went with someone my Brother knew against my better judgement. Needless to say it was a year contract & we got nowhere with her.
We then did more research & picked the realtors office that specialized at these particular homes. From there we went with a suggestion from a friend who knew her & knew she was agressive & knowledgeable. Contracts will be signed with her this week....I'm definitely going to pay attention to the length of the contract this time....thankfully there's interest coming in so I'm hoping it won't be an issue.

about 78% of home buyers now start their home search online. i suggest you go with the realtor who gives you the most online exposure.
also take into consideration who you feel more comfortable with personality wise. you dont want a realtor that talks down to you and makes you feel like you dont know whats going on. you want someone who you really trust and get along with.

Thanks everyone You guys really helped especially seeing it written out.
I got a "vibe" from the other realtor, she's nice but there's just something, i'm really comfy with coldwell's realtor, plus i can sign anywhere from 3-6 months with her, and with the other one, min 6 month contract. And coldwell def has more tv/web exposure too.
