how to do for sale by owner....
We need to sell my grandfathers house... its a tiny house that needs work and we are very motivated sellers....
has anyone done FSBO before? any suggestions on where to start? advertise? things I should know?

In this market, I would use a Realtor. They will probably sell the house faster than if you did it on your own and you will get a higher price. Plus, the commission you pay them will be worth every penny, because you will not have the aggravation of people calling you at all hours, negotiating on your own and they will tell you what to "fix" in order for it to sell fast. Even if you want to sell it "as is" there are a few things that can be done to make any home more appealing. I hope this make sense and is helpful. Good Luck
